Masonicare at Mystic

Masonicare is constructing a 179-unit retirement community in Mystic, Connecticut to include independent and assisted-living rental apartments. When planning made it apparent the original schedule for construction could not be met, the contractor approached Strescon to value-engineer the project’s flooring system so hollowcore planks could be used.

The facility includes apartments of various styles and sizes along with a dining room, social and wellness programs, and a pool. Built on an 18-acre plot next to the Denison Pequotsepos Nature Center, it features a structural system composed of cast-in-place concrete beams and light-gauge metal framing, according to Brendan Clancy, project manager at Strescon Limited.

Strescon provided 150,000 square feet of precast concrete hollowcore plank and 30 inverted tee beams for the facility after the general contractor, C.E. Floyd, asked for the firm’s assistance in finding a faster approach to constructing the building. Schedule restraints led Floyd to ask for a change from cast-in-place beams filigree slabs originally planned. Strescon then teamed with American Steel and Precast Erectors to provide fully supply-and-install scope of work for the project.

Fabrication began in January 2016, with erection following in just a few weeks. “This was Strescon and American’s first project installing precast concrete hollowcore plank onto an LGMF structure,” Clancy notes. “We coordinated closely with both the contractor and erector, through multiple site visits, design meetings and pre-erection/safety planning discussions to ensure the first mobilization and all subsequent moves would be both safe and efficient.”

The hollowcore was erected by April, ahead of schedule. The project is scheduled to open in fall 2016. Bessolo Design Group served as architect of record for the project, which is being co-developed by BROM Builders Inc.
